If you're looking to confirm a comp on a $100,000 sale, the deed in a non-disclosure state will not have the price. The broker won't give you official documents just because you ask for them, those could be confidential. Why would a buyer or seller provide official documents to an appraiser who is not appraising their property and just confirming a sale? They won't.
For larger deals you may be able to get a hold of SEC filings; but aside from that appraisers do have to rely on calling contacts and confirming. CoStar etc may have sale prices, but that doesn't mean its a confirmation.

Its why are the numbers different, which is simply absurd. The tax authorities can audit if they have reason, so the prosecutor in this case can rest easy knowing that if they cheated taxes, they'll be caught out. Whew.

Black Lives Matter PAC siphoned away almost all of its cash reserves during the first three months of 2022, with the largest chunk of funds going to a firm owned by a BLM board member.
BLM PAC ended March with just $19,750 in the bank after raising $80,000 and spending $116,000 during the first quarter, according to a filing submitted to the Federal Election Commission on Friday. The group has burned through nearly 94% of its available cash reserves since the start of 2021, when it controlled a $305,000 war chest.
Elias Law Group, the law firm run by Democratic lawyer Marc Elias, received $8,000 for legal services rendered to BLM PAC during the period, and the Perkins Coie law firm received $8,350 for compliance services.
In announcing the settlement, DC Attorney General Karl Racine said, "After he was elected, one of the first actions Donald Trump took was illegally using his own inauguration to enrich his family.
