When you sit down with an LP or Sr. Lender and explain to them that you're going to reach that 6% return on cost (with building cost soaring so underwriting with 5% escalation) with above market rents while competing with buildings parking at 1:1 or more while you're at zero. Not sure if you are serious or joking.    People will die trying to reach a better life for their family.   You can't an impervious wall.  People will come.  People will die.  People will reach the United States.   That's where problem solving starts.  What to do about the people that will inevitably reach our country.  To stem the tide from Guatemala for example would require major government reform.  It's not going to happen any time soon.

The gov't gave them cash to buy shrimping boats to make a living. The consequence (libs hate the fuck out of that reality) was they were able to sell their catch lower than the locals who had shrimped the Gulf as a family business. They had Boat loans to pay. Shrimping is heavily regulated and the added competition for time and space made the catch much smaller. Many went bankrupt. Open shootings on the water were frequent.
